Property Preparation & Compliance Check
We will advise you on how to prepare your property for letting, which may include minor repairs, a fresh coat of paint, or general maintenance. To ensure compliance, we’ll need an Energy Performance Certificate (EPC) with a minimum rating of E (unless the property is a listed building), a valid Electrical Installation Condition Report (EICR), and, if applicable, a Gas Safety Certificate. If these documents are already in place, great! If not, we can arrange for them to be carried out. Additionally, we can help arrange a professional pre-tenancy clean and a property inventory to start the tenancy off on the right foot.

Marketing Strategy
Our marketing strategy ensures maximum exposure for your property. We’ll craft a compelling listing with high-quality professional photography, floor plans, and a detailed description. Your property will be showcased across a range of channels, including our website, top property portals, and social media, reaching potential tenants both online and offline.

Tenant Screening
We manage all tenant enquiries and applications, conducting thorough background checks and reference verifications to ensure that every applicant meets our high standards for suitability.

Property Viewings
We’ll personally schedule and conduct viewings at times that work best for you, offering expert guidance and a personal touch to ensure potential tenants have an engaging and informed experience.

Offer Presentation & Tenancy Setup
Once we receive offers, we’ll present them to you and expertly negotiate to secure the best possible outcome for both parties. We’ll then guide both you and the tenant through the tenancy setup process, ensuring all legally binding agreements are in place for a smooth and compliant start to the tenancy.

Let
Handover and Inventory
On move-in day, we’ll ensure a seamless handover of keys. For Let Only services, the landlord will manage the check-in, which is a great opportunity to meet your new tenants personally and establish a positive relationship from the start. For Let & Collect or Let, Collect & Managed services, we’ll handle the entire handover process, providing you with peace of mind.
A property inventory will be issued if one is available—either provided by you or arranged with us in advance. Tenants will have 7 days to review and comment on the inventory, ensuring full transparency.
Throughout the tenancy, we’re your dedicated point of contact, handling any queries or issues that arise, so you can focus on other priorities. For Let, Collect & Managed properties, we’ll take care of rent collection, property maintenance, and ongoing tenant communication, offering you a truly hassle-free experience.
As the tenancy nears its end, we’ll proactively discuss renewal options or guide you through a smooth process for ending the tenancy, including check-out inspections and prompt deposit returns. With us managing the entire process, you can rest assured that your property is in expert hands.
